We've bought and sold many homes. With Jim's advice we made our house a Certified Pre-owned Home and got two offers in the first week. With Jim's aggressive help vetting the offers we switched from the too-good-to-be-true hustler's offer to a very solid military offer that went directly to closing with no surprises.
The buyer we picked changed their closing date 5 times, but Jim took all necessary and needed steps to assist us and the buyer in closing the house so we could move on for our military relocation. We highly recommend you to all our friends and family when they decide to purchase or sell.

After 11 months trying to sell our home with a different agent/realty company and having not even a single offer on the house despite lowering the price well below market and having multiple open houses, we interviewed several agents to see if we could come up with a successful sale. In the end, we went with Jim. Admittedly at that time, we weren't sure if this was the best choice. But within just 6 weeks we had 3 offers on our home and were under contract ABOVE the current asking price. As we neared our settlement date, the buyer ran into issues with the underwriter needing "just one more thing" that ending up pushing our settlement date out one day at a time for two weeks. At one point, the buyer was technically in default, having passed the contract deadline to close the sale. However, Jim stayed on top of the issue and kept us informed daily and sometimes more often as things changed. We finally did settle per the terms (except date) of the original contract offer. We were literally pulling our hair out at some points, but Jim stayed on top of this and kept us from poking our eyes out. I'm SOOOOOOO glad we didn't decide to go with the 1.5% commission "hands off" sales option that we were very closing to choosing instead of Jim. If you need a good realtor, Jim would be an excellent one to consider. I know I'll use him the next time I need a realtor.
He communicated frequently and knowledgeably with me and effectively with the banks. He made a bad situation much easier to handle. I have referred several people to Jim and will continue to do so

He mailed us a very detailed and professional market analysis which prompted me to call for more information. His wife was very reassuring and I set up appointment with Jim. He came to the house and was very pleasant and knowledgeable. I have to say I was very impressed. We agreed that we would go with him. What a great decision. Within a few weeks we had multiple showings and eventually got multiple offers above the asking price. He was well organized when he contacted the multiple agents to find us the best offer. The offer we eventually took ended up having issues closing, through no fault of ours or Jim’s. What a process. He was calm, reassuring and incredibly knowledgeable. He gave us great advice about what next steps should be. He was working in conjunction with my buying agent so that everyone was on the same page. I contacted Jim Gilbert and met with him 5/2/2020. We did a walkthrough to determine the best way to sell the house. Based on the condition of the home we decided on the "As Is" choice. The house went on the market 5/28/2020. Astonishing as it was to me, Jim had an offer on 6/1/2020. The only thing the buyer wanted done was to clean out all household goods. I had cleaned out a lot of items prior to getting the contract from the buyer. Jim provided help to me to get the remainder items cleared out prior to settlement 6/30/2020. Because Jim has been in the real estate business for a long time, he was able to use his contacts with companies that could do a quick turnaround to clear out. There were a few other issues that came up but we worked through them together. My experience with Jim Gilbert has been a success!! I would highly recommend him to other sellers/buyers based on my experience with him.

I have dealt with hundreds of realtors in the DC area over the last 10 to 12 years and to be honest with you – you and my good friend ___ are the only two worth anything. From the standpoint of knowledge, honesty, responsiveness and pure professionalism you two are top notch. I wish folks would listen to me when I tell them that. They get stupid things into their heads or they hear from a friend or relative to use their person because they were fun to work with or were good to them and then they find out it wasn’t really the truth when something comes up in the transaction. It is frustrating Jim but I will keep preaching for you.
